Heard learned counsel for th petitioner and perused the record.

It appears that the petitioner claiming to be a landlord of a building has
instituted a Small Causes Suit No.20 of 2001 for arrears of rent and
eviction against the respondent tenant but even though about ten
years have expired, the tenant has been able to delay the
proceedings.

If the aforesaid facts are correct and there is no other legal
impediment, the trial court should dispose off the suit within a period of
three months from the date of submission of a certified copy of this
order.

It is further directed that the respondent tenant shall not be granted
more than three adjournments for any reason whatsoever and that too
not for a period more than a week at a time and after imposing cost of
not less than Rs.1000/- on each occasion.

Subject to the aforesaid, the writ petition is finally disposed off.
